Ms. Baker is the President, CEO and COO of Accolade Property Management, Inc. and is responsible for the general operations, development of procedures and policies, budgeting and value engineering, oversight of all departments including marketing, accounting and maintenance and direct responsibility for the strategic direction of the company.  Ms. Baker has over 25 years experience in the property management industry.  Ms. Baker's direct responsibilities have included managing all classes of assets with a keen ability to reposition assets to take advantages in the marketplace.  Ms. Baker graduated from the University of Texas, Arlington with a Bachelor of Business Administration with a concentration in Real Estate/Marketing.  Ms. Baker holds a Housing Credit Certified Professional designation and is a Certified Property Manager candidate.  Ms. Baker is committed to leadership and education in the multifamily industry and serves on several boards including the Texas Apartment Association Education.  National awards and recognition have  been noted for which assets Ms. Baker had direct responsibility, including Pillar of the Industry Award for Best Loft and Best Property Website, DBCA, Obelisk Award-New Initiatives and Charles L. Edson Excellence in Affordable Housing.

Ms. Verduin is the Senior Vice President and Controller for Accolade Property Management.  Ms. Verduin is responsible for supervision of the accounting department, cash management and oversight of accounts payable and receivables.  In addition, Ms. Verduin's direct responsibilities include the monthly financial reporting to clients, as well as, mortgage and servicing agencies and tax reporting for the corporation.  In addition to her accounting responsibilities, Ms. Verduin also manages the daily operations of the human resource department.   Ms. Verduin has over 30 years experience in accounting specifically for real estate management.  Ms. Verduin graduated from the University of North Texas with a Bachelor of Business Administration with a concentration in Finance. She is a Certified Public Accountant and a Texas Real Estate Broker.

Brett Reynolds

Mr. Reynolds is the Vice President of Physical Operations.  Mr. Reynolds has over 25 years experience in maintaining multifamily properties.  His responsibilities include the oversight of the Physical plant, supervision of the maintenance division, development and implementation of Capital plans and the development and implementation of preventative maintenance plans and safety plans.  In addition, Mr. Reynolds oversees risk management through training and physical inspections and leads due diligence for new acquisitions and punch out tasks for new construction sites.  Mr. Reynolds attended University of Texas at Arlington with a concentration in Engineering.  He holds a Master Electrician License, HVAC Contractor License, TRNCC Preventative Backflow Tester License, Mechanical Certification for Boilers and Pool Licenses in multiple jurisdictions.

Mandy began her career in property management as a leasing consultant in 1995 for a national property management company and within a year she was promoted to trainer in which she traveled offering support to properties throughout Texas.  In 1998 she was promoted to property manager in the Dallas Ft. Worth Market. In 2005, she joined another management company as the Training Director. She was responsible for all software training and support for the DFW region. Within a year she was promoted to Regional Supervisor over the DFW portfolio. In 2009 she joined a joined a nationals property management company as a Property Supervisor and Software trainer. She later was promoted to Regional Vice President over the Dallas Ft. Worth market. During this time was responsible for all aspects of client relations and property operations for 4000 units. Mandy joined Accolade Property Management in March of 2015 as the Vice President of Operations. She currently oversees the Texas affordable and tax credit market specializing in property stabilization and lease ups. Mandy has continued to be an active participant in the Dallas and Tarrant County Apartment Association. She earned her TCS and CAPS in 2012.

Ms. Donohue started her career with Accolade Property Mangament in 2011 as an Onsite Leasing Agent. She was promoted to Assistant Manager in 2012, where she became proficient in YARDI Systems. In 2014, she joined the corporate team as the Staff Accountant over the Texas Norstar and New Mexico portfolios. Whitney was promotoed to Marketing/Training Director in December of 2015.

As a property management firm, we are committed to our industry, residents, clients and associates. Being based in Irving, Texas, we are benefited by one of the largest local apartment associations and one of the most active state apartment associations on a national level. As members of the Apartment Association of Greater Dallas, Apartment Association of Tarrant County, Big Country Apartment Association and member of the Texas Apartment Association, we have the ability to take active roles and become leaders in our industry. We encourage participation by all our employees with the local associations and our principal serves on the Texas Apartment Association's Educational Conference Committee annually.

In addition to the Texas apartment associations, Accolade Property Management is also enjoys membership in the Southwest Florida Apartment Association, Florida Apartment Association, New Mexico Apartment Association and the National Apartment Association. Formed in 2002 by one of its principals, Stephanie Baker, to take advantage of an ever changing real estate market, the firm became one dedicated to its success by ensuring the success of its clients' investments. Ms. Baker, previously the President of Focus Asset Management Group, knew that her breadth of knowledge, marketing savvy and hands on experience with assets primarily in Texas, Southwest and Southeast could create an organization strictly focused on superior property management services. Accolade's success is lead by professionals with over 80 years of extensive experience in Real Estate Management.

Highly Specialized Personnel:

Our Management Team recruits and trains personnel that exceeds the client's expectations. Accolade constantly recruits personnel through real time experiences on sites in the marketplace and through networking. Once recruited, our personnel are trained in the most effective techniques for completing their tasks and in Fair Housing Laws. Accolade conducts regular shops of their marketing teams and uses these to hone the leasing skills of our staffs and to assure continuity in operations. Our Maintenance Team attends "hands-on" training with a Senior Maintenance Director. The onsite management, marketing, and maintenance teams play a critical role in our success. We believe firmly that with their intimate vantage of the asset and market, we can be most effective. Asset Specific Marketing Plan:

Mass marketing has become a way of life in today's competitive economy.  However, Accolade believes that niche marketing is the key to success for multifamily assets.  Accolade begins the process by becoming students of the marketplace, the comparables, and the asset.  Knowledge of the product, identification of an effective pricing structure, identification of the Target Market is the foundation for the Marketing Plan.  Once these are identified, Accolade designs a marketing plan to include social media outlets.  Accolade initializes the plan to include product preparation which includes the readiness of show units, presentation of product which includes the collateral material, and demonstration of product which includes our specialized leasing teams.   Additionally, if the asset is existing, a thorough review of the lease files will result in a resident profile to understand the current Target Market and the retention factor. The signage and onsite graphics are coordinated to support the marketing plan.  Once the product and pricing strategies are identified, external advertising and marketing outreach strategies are designed.   Our marketing teams will be armed with concise marketing strategies to reach opinion leaders in their market.  Accolade's Key Management is experienced in targeting the audience for the asset.

With weekly review of the marketing results and quick adaptation to changing market indicators, Accolade has been very successful in the marketing of their assets managed.


Physical Maintenance Plan:

Upon engagement, Accolade will thoroughly inspect the property.  A unit by unit inspection will commence, as well as, an exterior inspection, an amenity and common area inspection, and a review of governmental records to determine improvements needed or code deficiencies.  Accolade's management team are well versed in Building Codes , State Statutes, and ADA Act.  Through this intensive physical inspection, Accolade develops a maintenance plan and a capital plan for the asset.  Once the needs are identified, a scope of work is developed and bids are obtained to complete the scope.  The maintenance plan, capital plan, and the budget for implementation is presented to the client.

On an ongoing basis, service orders are reviewed for continuity and to identify any trends in the repairs.  Accolade uses this data to value engineer and re-evaluate the maintenance plan if required.  Accolade's Key Management recognizes that the Physical Plant is the foundation of the asset and its integrity is fundamental to the maximization of the investment.
